Franklin houses, Franklin problems

Three kinds of house make up most of Franklin, and each one goes wrong in its own way.

The builder package nobody finished

Westhaven, Berry Farms, Ladd Park, Lockwood Glen. The house came with a panel, a keypad lock, a thermostat and a doorbell, each on a different app, and about half of it works. We get it onto one system, swap out the parts you never wanted, and make the rest behave.

Old walls, new switches

The historic district, older Grassland and Fieldstone Farms. Plaster walls, switch boxes with no neutral wire, and a thermostat with two wires where the smart one wants five. There is a right device for every one of those, and we know which before you buy anything.

Big lots, weak Wi-Fi

Leiper's Fork, the farms off Old Hillsboro Road, anything on a few acres. A camera at the gate and a lock on the shop are easy; the signal to reach them is the real job. Mesh or a point-to-point link first, then the devices that depend on it.

What Franklin homeowners ask us for

If yours isn't on the list, it probably still belongs here. Ask.

✓ A video doorbell and driveway cameras that actually notify you ✓ Keypad locks with separate codes for the cleaner, the sitter and the in-laws ✓ Lighting scenes for a big open main floor, instead of a wall of switches ✓ A thermostat with room sensors, because the bonus room runs ten degrees hot ✓ Motorized shades on the west-facing windows that cook the room every afternoon ✓ Landscape and porch lights on sunset, not on a timer that drifts every season ✓ A takeover of the devices the previous owner left behind and never explained ✓ Alexa, Google or Apple Home that can finally see every device in the house ✓ A Home Assistant hub so everything runs locally with no monthly fees ✓ An away mode for the week at the beach - lights, climate, locks, in one tap ✓ A simple setup for a parent living alone - lights, a lock, a doorbell they can answer from the couch ✓ Finishing the setup that got to 80% and stopped

Same prices as Nashville

Visits from $59. One device you already own - a doorbell, a lock, a thermostat, a plug - installed, connected and set up on your phone. Smart home setup help covers what we charge to finish a project somebody else started.

Bigger jobs are quoted flat after a walkthrough, so you have the number before we start. A whole-home Home Assistant system starts at $599 installed. Ongoing support is optional from $39 a month.

Prices cover labor and programming. Devices are billed at cost, or bring your own. Licensed electrical work and alarm-permit camera work are performed by our licensed partners and quoted separately.

Common questions from Franklin

Do you come out to Franklin, or is it extra?

We come out, and it's not extra. Williamson County is one of the two counties we built the business around, so Franklin is inside our regular service area at the same prices as Nashville - visits from $59, flat prices on anything bigger, no travel fee.

Our new house came with a smart home package from the builder. Can you make it actually work?

Yes. Builder packages usually mean a security panel, a keypad lock, a thermostat and a doorbell that each half-work on the builder's app. We can finish setting it up on one system, or replace the parts you don't want. If the panel came with a monitoring contract, we read that first so you know what you're committed to before anything changes.

Can an older house downtown have smart switches?

Usually, with the right switch. A lot of older homes have no neutral wire in the switch box, which rules out the common smart switches. There are no-neutral switches, smart bulbs, and in-fixture modules that work instead. We check before anything is bought. Any work that needs a licensed electrician goes to our licensed partner and is quoted separately.

We just moved here and the house has smart devices nobody explained. Can you take them over?

Yes - this is one of the most common calls we get in Franklin. We reset the locks, cameras, thermostat and hub so the previous owner no longer has access, put everything on your accounts, and walk you through it. It's usually a single visit.

Do you work in HOA neighborhoods like Westhaven?

Yes. Cameras and doorbells get mounted where they're allowed, and we don't make exterior changes that would need architectural approval. If your HOA has rules on camera placement or doorbell style, tell us and we work within them.

Can you get Wi-Fi and cameras out to a barn or a detached garage?

Yes. Bigger lots out past Leiper's Fork and around Grassland usually need a mesh network or a point-to-point link rather than another router. We set up the coverage first, then the cameras and locks that depend on it, so they don't drop offline every few days.
